The farm covers about 130 hectares. Specializing in organic growing of grain and wine doc, it offers a stay in the heart of a campaign preserved and ensures tranquility. Located in the center of Umbria, you can visit the art cities like Perugia 15 km, Assisi 10 km, Todi 60 km Lake Trasimeno, and about 20 km. I Mori Gelsi offers 3 spacious apartments, the house is divided into 2 apartments and the proposed dependence 3rd apartment. Completely restructured, while respecting local traditions, the apartments are arranged with care and decorated with antique furniture. Each is equipped with microwave, heating, washing machine, dishwasher, iron, hair dryer, small safe and barbecue. In The garden is the swimming pool (5x10 m) equipped. Each apartment also has a gazebo with table and chairs and parking. 2 beds for children are available. Upon arrival, guests will find a small basket of "Welcome" with the basic necessities and Free VIN DOC. Large organic vegetable garden available free to the customer.

RESERVATION DEPOSIT – Reservations are not considered “guaranteed” until a reservation deposit is payed. An advance payment equal to 50% of the rental rate is required to confirm you booking to be sent within 4 (four) working days after your email of booking confirmation. The advance payment will be applied toward the apartment rent. Please make payments in the form of bank money orders or Paypal (Paypal requires an extra charge of 4% of the sum due to be refunded with the balance). The advance payment is not a damage deposit. The BALANCE OF RENT + UTILITIES is due the day of your arrival date.
Confirmation of reservation(s) – Confirmation of the reservation will be emailed to Guest(s) upon receipt of the reservation advance payment.
CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. No refunds for early departures (less days than reserved) ~ No refunds will be given for delayed arrival ~ No refunds for reducing the number of nights reserved ~ . There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
DAMAGE DEPOSIT- A damage deposit of € 300/unit is required. This sum must be received the day of your arrival (as well as balance of rental rate and eventual utilities) and returned the day of your departure, entirely or partially depending of eventual damages to the house and its equipments. You agree maintain the property in the same condition in which it was found. Reasonable wear and tear accepted. Furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out or transferred from one property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest(s).
1. Clean refrigerator. Leave no food or drink in it.
2. Empty all garbage into outside cans.
3. Do not re-arrange furniture. Owner will retain € 25 from deposit for moving furniture back.
The number of Guests shall not exceed the number of Guests on the rental reservation agreement. If more people are found to occupy premises than on the rental agreement, Guest agrees to pay for the additional people.
PENALISATION CLAUSE - CHECK in: from 4pm to 7pm; CHECK out: from 9 am to 10 pm. Different check-in and check-out hours must be previously arranged with the owner. Failure to fulfil the obligation to leave the House within the term agreed shall make the Guest(s) liable to pay a penalisation of a sum equivalent to triple the daily rent, accrued by weeks elapsed until free availability of the home to the Landlord, notwithstanding the costs, expenses and other compensation that may be due, including the fees of lawyers and procurator, although their intervention may not be required.
